"This is considered a high percentage of permanent residents, as many residential estates in South Africa incorporate owners who either use their homes for leisure use, or reside there for part of the year. Naturally we do have a few 'swallows' who live here for six months of the year and then spend the remainder of the year overseas. The reason that Mount Edgecombe Country Club Estate is so popular is due to the fact that it offers real community living, and is close to all amenities such as schools " both private and public, business " in Umhlanga and La Lucia, shopping facilities " including Gateway shopping centre, as well as a hospital.
"Yet while the estate is within a key growth node north of Durban, it still offers country-type living within easy reach of beaches and Durban's city centre, as well as key routes in and around the city. Homeowners enjoy scenic views over the golf course fairways, dams and conservancies," she says.
Mount Edgecombe Property a Hot Commodity
Cameron, whose office concludes over 50 percent of total sales on the estate, says despite the prevailing economic conditions and muted recovery of the residential property market, homes at Mount Edgecombe Country Club Estate remain sought after. "Despite the economic difficulties we are currently facing in South Africa and the world, our Pam Golding Properties Mount Edgecombe office has had its best year yet. Our sales turnover for the financial year ending February 2012 was higher than the combined turnover of all our competitors on the estate."
Cameron has also achieved the highest price for a home on the estate to date, a home sold for R28 million. Currently the range of stock on offer is mainly in the price range from R2 million to R14 million. "However," she says, "properties are across a broad range including homes at the top end priced up to R70 million. Naturally, there is a demand for entry level properties in the R2 million to R3 million price bracket as many people seek to live here because of the good security as well as appealing lifestyle. Having said that, there is also a strong demand for properties priced between R5 million and R7 million."
Experience the Key to Success Says Cameron
When asked about the key to her success, Cameron maintains that her 36 years of property experience across the board and her passion for real estate, have given her a solid platform on which she has grown her business. She is a selling principal, meaning that she not only runs and owns the Mount Edgecombe office, but is a selling agent as well. "I have built up an extensive network of clients over the years that I have been in the industry, and in this business it is all about relationships. I am privileged to have lived on the estate for 15 years, and therefore have an intimate knowledge of the estate and also know the people who live here. I also employed agents who are highly professional, well trained, motivated people, and we work together as a team, which is unfortunately not common in the real estate industry."
There are approximately 290 homes on Estate 1 and 890 homes on Estate 2. Interestingly the estate has proven popular among sporting celebrities in both the rugby and cricket world. "They are drawn not only by the quality of homes but also the quality family lifestyle they can enjoy here. It is also home to numerous corporate executives and we find that more and more returning expatriates are making this their first choice."
